About LWE

A team of experienced commercial property advisors you can trust.

LWE Commercial Property Advisers was founded by Andrew Allen, who qualified as a Chartered Surveyor with RICS in 1993. After many years working at senior level within major businesses across the UK and Europe, he established the practice that has since grown into the team it is today, advising the likes of Tesco, Morrisons, Barnardos and Specsavers on business growth, and acting as Leasing and Development Director for an investment and development company.

Today the team advises businesses taking on new property, acquiring businesses with commercial property content, and businesses reviewing their property portfolio. Together we devise commercial property strategies to manage cost, expand, or at times rationalise and dispose of property. We act as the intelligent client on your behalf, and we're equally comfortable advising at Board level, ensuring commercial property strategy aligns with business objectives, irrespective of sector or activity.

Advised businesses including:

Morrisons

Why get advice early

Legal advice is often different to commercial property advice.

We have advised, and helped recover, businesses that did not take the correct professional advice when entering a lease or acquiring a property, exposing themselves to significant financial obligations during the lease, or at its expiry.

Should a lease be inside or outside of the Act?
How does the lease impact the business accounts?
Should the lease be full repairing, and is the service charge correctly documented and assessed?
Is the space optimised and laid out for the best operation of the business?

Solutions we have provided to our clients.

National Operator · Private Equity

A multi-million-pound business growing by acquiring trading businesses in a specialist sector, with a portfolio of offices and clinical outlets, each with its own lease structure, occupational terms, condition or strategic location challenges.

SME · Seven personnel

Acquiring a new outlet: sourced the location, assessed the unit's condition and occupational risks, negotiated lease terms and deal structure, prepared a schedule of condition, and set the legal structure for landlord's works and security before access was granted.

Education Trust

A new training facility: identified the location, created a deal structure with lease terms compliant with Government DOE requirements, and established security for both parties to complete the deal.

Leisure Operator · Private Equity

Acquiring a trading business with venues across the UK, some strong and some underperforming or loss-making. Reviewed locations, assessed planning-use options, and prepared a property strategy to support PE funding.

Small Manufacturer

A long-standing tenant had signed a lease without advice, committing them to repair and reinstate a property that was already in poor condition, a six-figure liability. We negotiated the obligation down significantly, allowing the business to relocate.

Multi-Use Development

A brownfield site earmarked for mixed retail, leisure and residential use. We supported the site acquisition, working through title, planning history and existing occupiers, then advised through design and planning consultation before running the pre-letting strategy to secure anchor tenants ahead of completion.
